Below are online forms for a Tenancy Agreement and a Healthy Homes Statement. The online forms have information sections to help you provide the required information correctly and accurately. Online forms are saved in your Property Investors' Association account for future use, so no need to recreate forms every time you have a new tenant. Here is a short video to assist you to find your way around the online tenancy agreement.
Tenancy Agreements are a legal requirement and the base document for good landlord and tenant relationships. The agreement covers what you must do by law, recommends different options for things such as rental terms and options to fit with your different requirements.
There are help sections to explain what is required, how to get the information you need and common mistakes made by landlords plus suggestions to avoid them.
PLEASE NOTE: If you have a fixed term tenancy that starts before 1 July 2021 with an end date before 1 July 2024, you are not required to provide a Healthy Homes Statement with your tenancy agreement. If you do not want to provide this information for heating, ventilation, drainage and draught stopping, then you cross out those sections after you print out the agreement.
Required Information you will need:
From 1 December 2020, all new tenancy agreements need to provide a statement of what standards the property requires to meet the Healthy Homes Act.
The property might not be required to meet those standards at the time the statement is produced, but you must inform the tenant whether the property does or doesn't meet those requirements.
The information in this form is included in the NZPIF online Tenancy Agreement. You can use this form in conjunction with your own tenancy agreement if it doesn't include a Healthy Homes Statement.
